We do not collect Social Security numbers, driver’s license numbers, bank account numbers, health information, or other sensitive identifiers on this website

If you download and complete a Tenant Application PDF, you may be asked to provide sensitive identifiers (e.g., SSN, driver’s license number). We instruct applicants not to email completed forms containing SSNs or other sensitive information unless using our specified secure method.

3. How We Use Information

We use your information to:

• Respond to inquiries and provide property management services

• Process tenant applications and related screening

• Communicate regarding leasing opportunities

• Comply with legal and regulatory obligations

We do not sell or share your personal data for advertising.

4. Payments

Application fees are collected via PayPal on PayPal-hosted payment pages. No payment or card information is entered or stored on this website. PayPal acts as a separate data controller for all payment data.

Maryland law requires that any portion of an application fee not actually used for screening costs must be refunded within 15 days of either move-in or a decision not to rent. Accurate Realty complies with this requirement.

5. Tenant Screening & Adverse Action

Applications may be subject to employment and income verification, landlord references, RentGrow credit checks, Maryland criminal/civil checks, and national registry checks.

If we deny or condition an application based in whole or in part on a consumer report, Accurate Realty will provide an adverse-action notice in compliance with the Fair Credit Reporting Act (FCRA) and Equal Credit Opportunity Act (ECOA). Records are retained for at least 25 months.

We do not accept tenant-provided consumer reports older than 30 days; therefore, application fees are always processed by us.

6. Vendors & Data Sharing

We share information with trusted vendors who assist us in operating the website and services, including:

• Framer (website hosting)

• GoHighLevel (forms/CRM)

• PayPal (payments — separate controller)

• Google Drive (file hosting)

• Plausible Analytics (privacy-friendly traffic analytics)

• Google Search Console (website optimization)

• RentGrow (screening services)

We maintain appropriate agreements with vendors for data processing.

7. Analytics & Cookies

We use Plausible Analytics, a privacy-friendly, cookieless analytics service. No advertising pixels are installed.

Your cookie banner will state:

“We use privacy-friendly analytics to understand site traffic. No ad tracking.”

No consent management is required because no tracking cookies or targeted ads are used.

8. Data Retention

• Contact form inquiries: retained up to 24 months, then deleted.

• Applications and related screening records: retained for at least 25 months, longer if legally required.

9. Security & Breach Response

We use reasonable administrative, technical, and physical safeguards to protect your data. If a security breach occurs that involves Maryland residents, we will notify affected individuals within 45 days in compliance with Maryland’s Personal Information Protection Act.

10. Consumer Rights (Maryland Online Data Privacy Act – MODPA)

As of October 1, 2025, Maryland law will grant additional privacy rights to consumers if certain thresholds are met (≥35,000 consumers annually, or ≥10,000 if revenue is derived from data sales).

Accurate Realty does not sell personal data or engage in targeted advertising. If MODPA becomes applicable to our business, Maryland residents will have rights to access, correct, delete, and obtain copies of their personal data, and to opt out of data sales and targeted ads. We will honor Global Privacy Control (GPC) signals related to sales or targeted advertising.

11. Children’s Privacy

This website is not directed to individuals under the age of 18. We do not knowingly collect personal information from children.

12. Fair Housing

Accurate Realty complies with all applicable federal, state, and local Fair Housing laws. We do not discriminate in housing based on race, color, national origin, religion, sex, familial status, disability, sexual orientation, gender identity, or any other protected class.
