#1 - Price & Preperation
We determine an accurate market rental value for your property within Anne Arundel County, evaluate overall condition, and recommend targeted repairs designed to improve performance and long-term return. All required legal disclosures are handled on your behalf, including Maryland lead-based paint compliance, property registration with the Maryland Department of the Environment (MDE), and coordination of any required re-inspections to keep your property fully compliant.
#2 - Market & Show
Your rental is entered into MRIS/MLS to reach Realtors actively working throughout Anne Arundel County and surrounding markets, along with placement on major rental platforms such as Zillow, Trulia, Craigslist, Hotpads, Google, Oodle, Backpage, Vast Real Estate, Enormo, Realtor.com, and Lycos. We prepare a custom marketing flyer, refresh listings weekly, respond to all inquiries, and personally coordinate and conduct showings to attract qualified local tenants.
#3 - Screen & Lease
Every applicant is carefully screened using a consistent process that includes employment and income verification, landlord references, RentGrow credit checks, Maryland criminal and civil background checks, and nationwide sexual predator searches. We handle the difficult conversations and act as a buffer between you and prospective tenants. Once approved, we execute Accurate Realty & Management’s exclusive leasing agreement, drafted to comply fully with Maryland Landlord/Tenant law. At move-in, we collect the first month’s rent and security deposit, confirm renter’s insurance, complete a detailed property condition report with the tenant, and review vacate procedures along with Accurate’s rental payment policies. All adult occupants sign the lease, and all required legal notices and security deposit compliance forms are completed within mandated timelines.
#4 - Manage & Report
We enforce consistent rent collection policies and, when necessary, manage the entire eviction process from initiation to completion, in accordance with Maryland law. All maintenance requests are handled 24/7 through our network of vetted, cost-conscious contractors. Tenants are responsible for a $150 repair deductible, while owner approval is obtained for repairs exceeding $300. Larger repairs are put out for competitive bid. We conduct regular property inspections, including initial, move-in, move-out, and six-month inspections, with written documentation provided. Financial management is fully computerized, with all deposits and records maintained in broker trust accounts subject to state supervision. Owners receive detailed monthly income and expense statements, and at year-end, comprehensive reports including itemized transaction records and IRS Form 1099. We also manage bill payments, forfeits, and damage claims in full compliance with Maryland Security Deposit laws. Communication remains straightforward and accessible via phone, fax, email, and our website.
